The benefits of using eCC for building management systems (BMS) is being highlighted at the £30 million Leek facility of Adams Foods, one of the UK’s largest suppliers of pre-packed hard cheese. Here, bureau services delivered by BG Energy Solutions are helping to eliminate the unwanted costs of ad-hoc maintenance and poorly-functioning equipment.
Adams Foods packs around 200 million packs of hard cheese every year at its state of the art packing facility in Leek, and is home to the famous Pilgrims Choice, MU and Kerrygold brands. The company, which is a wholly owned subsidiary of the Irish dairy Board, has an aggressive growth agenda through investment in people, equipment, customers and innovation.
Among the smart thinking by Adams is the ongoing use of maintenance bureau services for its integrated Trend BMS, which was installed several years ago to oversee critical temperature monitoring and control in three principal areas: the warehouse, the factory and the offices. For the past few years, BG Energy Solutions has provided essential BMS support services, lifting the burden from facilities staff at Adams Foods who can instead focus on core business activities.
It’s well documented that performing ad-hoc maintenance can lead to unexpected costs, while poorly-functioning equipment can drive up energy bills and CO2 emissions. However, putting in place an expertly-managed maintenance programme eliminates unforeseen costs and ensures peace of mind. BG Energy Solutions provides service contracts and remote bureau subscriptions that are tailored to customer needs.
“For us, this embraces an emergency call-out service that spans 364 days a year and a service maintenance contract covering 16 visits a year,” explains Keith Wilson, Facilities Manager at Adams Foods. “The latter equates to one visit every month, leaving four ‘spare’ days which can be allocated to fit our project requirements as they change throughout the year.”
At any food manufacturing enterprise, temperature control is vital. This is particularly true in the warehouse at Leek, where millions of pounds worth of cheese is stored. Both the high care and low care areas of the factory are also subject to issues if the temperature fluctuates beyond its designated limits.
“There is a safety aspect where temperature becomes a risk factor,” says Mr Wilson. “For this reason, the ongoing attention of BG Energy is a vital part of our ongoing production and business operation.”
“A service contract overwhelmingly pays for itself, we remedy problems swiftly and identify issues before they become failures,” states BG Energy’s Bureau Manager, Marc Harrison. “In fact, our level of customer satisfaction speaks for itself: over 90% of our service customers renew year-on-year.”
Typical service plans include a multitude of benefits, such as: prompt call-outs from experienced engineers; telephone/IP support; pre-planned maintenance dates with early diagnosis of potential points of failure; preferential hourly rates; discounted spare parts; comprehensive engineer’s reports; and finance initiatives for maintenance and retrofit projects.
The service can also include proactive visits to identify potential energy savings and advantageous upgrades. At Adams Foods, BG Energy has installed energy metering, monitoring and targeting technology on the Trend BMS in the form of Target and Monitoring software.
The Target and Monitoring software illustrates energy consumption data in real time and demonstrates wastage that would be otherwise impossible to see. It establishes baselines and targets, and aids in forecasting future energy budgets. The software also monitors carbon emissions, which is important because Adams Food can claim a government rebate against any reductions. However, all the figures declared in order to claim the rebate must be verified; which is where Target and Monitoring software comes in.
“We’ve used BG Energy’s bureau services for some years now,” concludes Mr Wilson. “Yes, their costs are very competitive, but mainly we retain them because of their systems knowledge and experience. They’ve become part of the business fabric here.”
